Formula: 5 marla ร— 225 sq ft ร— 90% ร— 2 storeys = 2,025 sq ft; 2,025 sq ft ร— Rs 5,900 ร— city 1.00 = Rs 1,19,47,500

What this means: A 5 marla, 2-storey house in Lahore with complete โ€” standard finishing needs a budget of about Rs 1,19,47,500 (1.19 crore). Around 58% goes on the grey structure (Rs 68,85,000) and 42% on finishing (Rs 50,62,500). Contractors usually ask for payment in stages, so plan for the grey structure first. Consider adding a 5โ€“10% contingency for price changes.

Common mistakes
  • Multiplying the plot size, not the covered area, by the rate. A 5 marla double-storey has about 2,000 sq ft covered, not 1,125.
  • Comparing a "with material" quote against a "labour only" quote (Rs 550โ€“800/sq ft for grey).
  • Forgetting extras: naqsha approval fees, boundary wall, water boring, gas and electricity connections, solar and furniture.
  • Accepting a per-sq-ft rate without a written spec of brands, steel grade and tile quality.
๐Ÿ’ก Pro tips
  • โ†’Get at least three written quotes on the same specification and BOQ.
  • โ†’Lock steel and cement prices early; they make up a large share of the grey-structure cost.
  • โ†’Pay in stages tied to milestones (foundation, slab, brickwork, plaster), never fully in advance.
  • โ†’Financing the build? Check the monthly instalment in our Loan EMI Calculator.

What is the House Construction Cost Calculator (Pakistan 2026)?

The House Construction Cost Calculator estimates what it will cost to build a house in Pakistan from its covered area, the level of finishing you want and the city you are building in. You can enter the covered area directly, or enter your plot size in marla with the number of storeys and how much of the plot each floor covers. The tool then gives a total budget, a cost for each storey, the split between grey structure and finishing, and an approximate list of the main grey-structure materials.

Pakistani contractors quote by covered area: the total built floor space across all storeys, not the plot size. A grey structure (sometimes called the structure or 'dhancha') covers excavation, foundations, RCC columns, beams and slabs, brickwork, the plaster base, the roof, and electrical conduits and plumbing lines inside the walls. A complete or turnkey house adds tiles, doors, windows, kitchen, sanitary fittings, wiring, paint and fixtures on top. The default rates are Lahore mid-range figures for 2026 as of September 2026: about Rs 3,400 per sq ft for grey structure (typical range Rs 3,000โ€“3,800), Rs 5,900 for a complete house with standard finishing (Rs 5,000โ€“6,800) and Rs 9,900 for premium finishing (Rs 8,400โ€“11,400), including materials and labour. Rates move with cement, steel and brick prices, so every rate is editable. Replace them with your contractor's quote for the most accurate answer.

Worked example: a 5 marla plot (225 sq ft marla = 1,125 sq ft) built as a double-storey with 90% coverage on each floor gives 1,012.5 sq ft per storey, or 2,025 sq ft in total. With standard finishing in Lahore at Rs 5,900 per sq ft the estimate is 2,025 ร— 5,900 = Rs 11,947,500, about Rs 1.19 crore. Of that, the grey structure is 2,025 ร— 3,400 = Rs 6,885,000 (58%) and finishing is Rs 5,062,500 (42%). The same house with premium finishing comes to about Rs 2 crore.

The material estimate uses common thumb rules per sq ft of covered area for a brick-and-RCC house: about 30 bricks, 0.4 bags of cement, 3.2 kg of steel, 1.5 cft of sand and 1.1 cft of crush. For the 2,025 sq ft example that is roughly 60,750 bricks, 810 bags of cement, 6.5 tonnes of steel, 3,040 cft of sand and 2,230 cft of crush. Published Pakistani estimates vary widely with design, number of columns, slab thickness and soil, so these figures are for budgeting and ordering in stages. Your engineer's bill of quantities (BOQ) should decide final orders.

City factors adjust the Lahore base for regional price differences, for example Islamabad about 12% higher and Faisalabad about 10% lower. Add a contingency of 5โ€“10% for price rises and design changes. Then use our Marla Converter to confirm your plot area and the Brick Calculator to check boundary walls or extra rooms.

How to Use This Calculator

  1. 1Choose how to enter the size: plot in marla (with storeys and coverage) or total covered area in sq ft.
  2. 2Pick the construction type: grey structure only, complete with standard finishing, or complete with premium finishing.
  3. 3Check the per-sq-ft rates. They are pre-filled with 2026 market mid-points, and you can replace them with your contractor's quote.
  4. 4Select your city and, if you like, add a contingency percentage.
  5. 5Read the total, the per-storey breakdown, the grey vs finishing split and the comparison of all three finishing levels.
  6. 6Open the material estimate to see bricks, cement, steel, sand and crush, and copy a share link to send the estimate to family or a contractor.

Frequently Asked Questions

What is the construction cost of a 5 marla house in Pakistan in 2026?+
A double-storey 5 marla house of about 2,000โ€“2,250 sq ft covered costs roughly Rs 68โ€“77 lakh for grey structure, and Rs 1.18โ€“1.33 crore complete with standard finishing at Lahore 2026 mid-range rates (Rs 3,400 and Rs 5,900 per sq ft). Premium finishing can take it above Rs 2 crore.
What is the cost of a 10 marla house construction?+
A 10 marla double-storey is usually 4,000โ€“4,500 sq ft covered. At Rs 5,900 per sq ft (standard complete) that is about Rs 2.36โ€“2.66 crore. Grey structure alone at Rs 3,400 per sq ft is about Rs 1.36โ€“1.53 crore.
What is the grey structure rate per sq ft in 2026?+
Lahore market rates in 2026 are about Rs 3,000โ€“3,800 per sq ft with materials and labour (mid-point around Rs 3,400). Labour-only contracts for grey structure are about Rs 550โ€“800 per sq ft. Islamabad is typically 10โ€“12% higher and smaller cities lower.
What is the difference between grey structure and finishing?+
Grey structure is the shell: foundation, columns, beams, slabs, brick walls, plaster base, roof, and conduits and pipes in the walls. Finishing is everything that makes it livable: flooring, tiles, doors, windows, kitchen, bathrooms, electrical fittings and paint. Finishing is often 40โ€“65% of the total cost, depending on quality.
How much covered area does a 5 marla double-storey house have?+
A 5 marla plot is 1,125 sq ft on the 225 sq ft marla. After setbacks and an open space, each floor usually covers 80โ€“95% of the plot, so a double-storey is about 1,800โ€“2,150 sq ft, plus a mumty (stair cover) if built. Check the bylaws of your authority (LDA, DHA, CDA, Bahria) for the allowed coverage.
How many bricks, cement bags and steel are needed for a house?+
As a thumb rule, a brick-and-RCC house needs about 28โ€“35 bricks, 0.35โ€“0.45 bags of cement, 2โ€“4.5 kg of steel, 1.3โ€“1.8 cft of sand and 0.8โ€“1.5 cft of crush per sq ft of covered area. A 2,025 sq ft house therefore needs roughly 60,000 bricks, 800 bags of cement and 6.5 tonnes of steel.
Is it cheaper to build on labour rate or on contract with material?+
On a labour-only contract you buy the materials yourself and pay the contractor about Rs 550โ€“800 per sq ft for grey structure. It can save the contractor's margin, but you carry the price risk and must supervise quality and wastage. A with-material contract gives a fixed per-sq-ft price and makes budgeting easier.
Do I need approval before construction?+
Yes. You need an approved building plan (naqsha) from the relevant authority, such as LDA, DHA, CDA, a Bahria Town office or the local TMA, before starting. Building without approval can lead to fines or demolition orders. Approval fees are not included in this estimate.
