What this means
Of every £100 you repay, about £34 is interest. Your 90% LTV is mid-range. Saving enough to reach 75% LTV (a deposit of £75,000) typically unlocks cheaper rates. Overpaying £200 a month saves £39,155 and makes you mortgage-free 58 months earlier.
Formula used
M = P × r × (1 + r)^n ÷ ((1 + r)^n − 1) = £270,000 × 0.003750 × … with n = 300 → £1,500.75
LTV = loan ÷ price = £270,000 ÷ £300,000 = 90.0%. Overpayments are applied to the balance every month.

Common mistakes to avoid
  • Budgeting for the deposit only: stamp duty or land registration, legal, valuation and arrangement fees all come on top.
  • Comparing deals on the headline rate alone: add the arrangement fee and look at the total cost over the fixed period.
  • Forgetting the rate reverts: after a UK fixed or a UAE introductory period, or at each KIBOR reset in Pakistan, your payment can jump; use the sensitivity table.
  • Overpaying beyond the allowance: many fixed-rate deals charge early repayment fees above a yearly limit.
💡 Pro tips
  • →Get an agreement (or approval) in principle before house hunting so you know your real budget.
  • →Stress-test your budget at 2 percentage points above your rate before committing.
  • →Even a small regular overpayment early in the term saves far more than the same amount later.
  • →Next step: work out stamp duty with our Stamp Duty Calculator, then compare with renting in the Rent vs Buy Calculator.

What is the Mortgage Calculator?

This mortgage calculator shows what a home loan really costs before you speak to a lender or broker. Enter the property price, your deposit (as a percentage or an amount), the interest rate and the term, choose a repayment or interest-only mortgage and, if you like, a regular monthly overpayment. It returns your monthly payment, the total interest over the life of the loan, your loan-to-value (LTV) ratio, the month the mortgage will be paid off, how much interest and time an overpayment saves, a rate-sensitivity table and a full year-by-year amortization schedule. It works in pounds, dollars, dirhams, rupees and euros.

A repayment mortgage uses the standard annuity formula M = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the amount borrowed, r is the monthly rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly payments. Each payment covers that month's interest first and the rest reduces the balance, so early payments are mostly interest and later ones mostly capital. An interest-only mortgage charges just P × r each month and leaves the whole loan to be repaid at the end, usually from savings, investments or the sale of the property. Any overpayment you enter goes straight to the balance, which cuts future interest and, on a repayment mortgage, ends the loan early.

Worked example: a £300,000 home with a 10% deposit (£30,000) means borrowing £270,000, an LTV of 90%. At 4.5% over 25 years the repayment is about £1,500.75 a month and total interest is about £180,224. Overpaying £200 a month cuts total interest to about £141,069, saving roughly £39,155, and clears the mortgage 58 months (4 years 10 months) early. The same loan on interest-only costs £1,012.50 a month, but you would pay £303,750 in interest and still owe the full £270,000 after 25 years.

Rules differ by country. In the UK there is no legal maximum LTV; lenders set their own limits and price in LTV tiers, so a bigger deposit usually unlocks a lower rate, and you also pay Stamp Duty Land Tax (or LBTT in Scotland and LTT in Wales) on top of the deposit. In the UAE, the Central Bank caps mortgage lending: expatriates buying a first home can borrow up to 80% of the value for properties up to AED 5 million and 70% above that, UAE nationals 85% and 75%, expatriates buying a second or investment home 60%, and off-plan purchases are capped at 50%. In Pakistan, the State Bank's Housing Finance Prudential Regulations-2026 allow a maximum LTV of 90:10, a maximum tenor of 30 years and total monthly instalments of up to 65% of net disposable income. Use the 'check against local rules' option to flag a deposit that is too small.

In Pakistan most home finance is offered by Islamic banks and Islamic windows as Diminishing Musharakah, where the bank and buyer co-own the house, the buyer gradually purchases the bank's share and pays rent on the bank's portion. The monthly instalment behaves much like a reducing-balance mortgage and the rental rate is usually benchmarked to KIBOR, so it is reset periodically. Conventional and Islamic products alike can therefore be estimated with this calculator by entering the current benchmark plus the bank's margin; always confirm the exact profit rate, repricing frequency and fees in the bank's key fact statement.

Frequently Asked Questions

How is a monthly mortgage payment calculated?+
For a repayment mortgage, M = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan, r the monthly rate and n the number of months. For £270,000 at 4.5% over 25 years that gives about £1,500.75 a month. An interest-only payment is simply P × annual rate ÷ 12, about £1,012.50 for the same loan.
What is LTV and why does it matter?+
Loan-to-value is the loan divided by the property value. A £270,000 loan on a £300,000 home is 90% LTV. Lenders treat lower LTVs as lower risk, so moving from 90% to 85%, 75% or 60% LTV often unlocks cheaper rates. In the UAE and Pakistan, LTV is also capped by the central bank.
How much deposit do I need for a mortgage in the UAE as an expat?+
Under the UAE Central Bank's mortgage regulations, expatriates can borrow up to 80% of the value of a first home worth up to AED 5 million, so you need at least a 20% deposit, rising to 30% above AED 5 million. For a second or investment home the cap is 60% (40% deposit) and off-plan property is capped at 50%. Budget separately for fees such as Dubai Land Department registration.
Is it better to overpay my mortgage or save the money?+
Overpaying saves interest at your mortgage rate with no risk, so it usually wins when your mortgage rate is higher than the after-tax return you can earn on savings. Keep an emergency fund first, and check your lender's overpayment allowance: many UK fixed-rate deals allow about 10% of the balance per year before early repayment charges apply.
What is the difference between repayment and interest-only?+
A repayment mortgage pays off interest and capital each month, so the debt reaches zero at the end of the term. Interest-only covers just the interest, so payments are lower but the full loan is still owed at the end and total interest is much higher. Lenders usually require a credible repayment plan for interest-only loans.
How long can a mortgage term be?+
In the UK terms of 25 to 35 years are common and some lenders go to 40. In Pakistan, the State Bank's 2026 housing finance regulations allow up to 30 years. A longer term lowers the monthly payment but increases total interest; this calculator shows both so you can compare.
How does Islamic home finance (Diminishing Musharakah) compare to a mortgage?+
Instead of lending money, the bank co-owns the property and you buy its share in instalments while paying rent on the part it still owns. The resulting monthly payment follows a reducing-balance pattern, so you can estimate it here using the bank's quoted profit or rental rate; it is normally linked to KIBOR and reset periodically.
Does this include stamp duty, fees or insurance?+
No. It covers the loan only. Add stamp duty (use our Stamp Duty Calculator for England, Scotland and Wales), legal and valuation fees, any arrangement fee and buildings insurance to your budget. In the UAE also allow for land department registration and agency fees.
